Essential Tier — €15,000 to €30,000

The Essential tier covers the fundamentals of the connected home. It is aimed at owners who want improved everyday comfort without turning their villa into a spacecraft.

What is included:

  • Connected lighting in the main rooms (living room, kitchen, bedrooms, entrance hall) with dimmers and programmed scenes
  • Motorised blind and shutter control (4 to 8 zones)
  • Multi-zone smart thermostat (3 to 5 heating/cooling zones)
  • Centralised smartphone control (single application)
  • 2 to 3 automated scenes: Welcome, Good Night, Away
  • Main controller + basic programming

Recommended system: Control4 with CA-1 or CA-10 controller. Investing in a scalable ecosystem allows you to add features later without starting from scratch.

What is not included: multi-room audio, home cinema, video surveillance, access control, pool management.

Comfort Tier — €30,000 to €80,000

The Comfort tier is the sweet spot of the high-end smart home market. This is where the return on investment is most favourable, as the system covers the core everyday use cases with a high level of finish.

What is included (in addition to Essential):

  • Full villa lighting with dimmers in every room, controlled exterior lighting, and circadian scenes
  • Multi-room audio across 4 to 8 zones with quality in-ceiling speakers (CI loudspeakers from brands such as KEF, Klipsch, or B&W) and dedicated sources
  • Home cinema integrated into the smart home control with a complete "Cinema" scene — motorised screen, Sony or Epson projector, Denon or Marantz amplifier
  • Motorised blinds, shutters, and curtains throughout the villa
  • Multi-zone air conditioning controlled with seasonal scenes
  • Connected video intercom + smart lock
  • 5 to 10 personalised scenes including a Cinema scene
  • Wall-mounted tablets or touchscreens in 2–3 key rooms

Recommended system: Control4 with EA-5 controller and an extended ZigBee network. For new builds, a KNX backbone for lighting and blinds with Control4 as the supervisory layer is an excellent option.

Prestige Tier — €80,000 to €200,000+

The Prestige tier is for exceptional villas where every detail is considered, every interaction is seamless, and every subsystem is of professional grade. This is the domain where the integrator truly makes the difference.

  • Hybrid KNX + Control4 (or Crestron) architecture for maximum reliability
  • High-fidelity multi-room audio across 10 to 20 zones with dedicated amplification per zone, premium architectural speakers, and acoustic treatment
  • Complete private cinema room with 4K laser projection, Dolby Atmos audio, motorised seating, and an EdgeFrame TrueAcoustic or CeilingScreen Tensioned X screen
  • Advanced energy management: real-time consumption monitoring, solar production, battery storage
  • Integrated IP video surveillance (8 to 16 cameras) with NVR recording and smartphone alerts
  • Biometric access control, motorised gate, visitor management
  • Pool and spa management: automatic cover, temperature, lighting, pumps
  • Automatic irrigation with weather station

Recommended system: KNX for the building infrastructure + Control4 EA-5 or Crestron for AV control and the user interface. For residences exceeding 500 m², Crestron is often the natural choice given its processing capacity and depth of customisation.

What Influences the Price

Beyond the service tier, several factors can significantly shift the budget:

  • Villa size: a 150 m² villa and a 600 m² villa do not require the same number of modules, actuators, and control points. Cost scales almost linearly with usable floor area.
  • New build vs. renovation: in new construction, cabling is planned and run during the shell phase. In a renovation, cable routing can represent 20 to 30% of the total budget, and may require more expensive wireless solutions.
  • Number of audio/video zones: each multi-room zone requires an amplifier (or an amplifier output), speakers, and dedicated cabling. Moving from 4 to 12 zones can add €8,000 to €25,000 depending on speaker quality.
